TERMS AND CONDITIONS
Please find details on our current terms and conditions for Newsham Grange Farm Holiday Cottage and B&B.
PAYMENT
All bookings are processed in Pounds Sterling, Payment may be made in cash or by credit cards accepted by Newsham Grange Farm. Payment is taken for your stay on arrival. All published rates are inclusive of VAT at the current rate.
CANCELLATION
Cancellations must be notified to us by phone and confirmed in writing. Free cancellation is offered up to 48 hours prior to your arrival date. After this period fees will be incurred and you will be responsible for payment.
CIRCUMSTANCES OF FORCE MAJEURE
If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the full amount of the booking. If we have to terminate your stay early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.
PERIOD OF HIRE / ARRIVAL & DEPARTURE
The Cottage and B&B rooms will be available at 15:00 pm till 21:00pm on the commencement date, and must be vacated by 10:30am on the day of departure. You must not use these premises except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay at Newsham Grange Farm for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a tenancy, or to any assured shorthold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.
ROOM CAPACITY
Under no circumstances may more than the maximum number of persons stated occupy the property. We reserve the right to refuse your stay if this condition is not observed. Any persons outside of the agreed party must not use any of the facilities at Newsham Grange Farm.
Please do not leave young children unattended at any time on the Newsham Grange Farm site.
GUESTS WITH IMPAIRED MOBILITY
Whilst not having special facilities, we have some level access to public areas and accessible bathrooms. Guests with impaired mobility or other particular requirements should check with Newsham Grange Farm in advance so that their requirements can be met. Please call 01845 588047 direct for details.
CHANGES TO BOOKINGS
If a booking is taken out for a specific room and the room reserved is required to meet a specific guests needs or rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.
LIABILITY
Newsham Grange Farm and its employees will not be liable to you or your party for loss or damage to personal belongings or vehicles. You must take all necessary steps to safeguard yourselves and your property.
COTTAGE AND B&B CARE
You are responsible for the accommodation and are expected to take all reasonable care of its furniture, pictures, fittings, electronics, and other effects such as outdoor facilities, in or on the property grounds. You must leave them in the same state of repair, and in the same clean and tidy condition at the end of the holiday period as at the beginning. You must not use the properties for any dangerous, offensive or other such activities or carry out any act that may be a nuisance or annoyance to the owner and other neighbouring premises. We operate a strict internal NO SMOKING Policy throughout our B&B and Cottage. Should any guest be unable to correct any aspect of poor behaviour or activities unacceptable to Newsham Grange Farm, we reserve the right to terminate your stay. Should this occur no monies would be refunded to you.
DAMAGES & BREAKAGES
You are legally bound to reimburse us for replacing, repairing or any cleaning costs on demand. This rule applies to damages and breakages caused throughout the Newsham Grange Farm premises as well as the Cottage and B&B rooms and facilities.
WIFI
Wi-Fi is free and provided for the guest’s reasonable use. It is rural connection and can have limitations. The guest agrees to reasonable and lawful usage of this service.
RIGHT OF ENTRY
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
COMPLAINTS
Every effort is made to ensure that you enjoy your stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve your issue. We value your custom.
DATA PRIVACY STATEMENT
We treat any data collected during the course of making bookings or dealing with enquiries in strict confidence. Your data will never be sold on to third parties. Some of the data gathered during the course of a booking may be held by us. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know.
PARKING
We have secure free parking on site. While we use reasonable endeavors to ensure that the car park is secure, we do not guarantee that it is a secure environment.
BREAKFAST
All of our B&B rooms include breakfast in the booking. This is not included with the Eagle Cottage booking, however this can be added as an extra depending on availability. Breakfast is £6.50 extra per person. Please call 01845 588047 direct to discuss.
PETS
Unfortunately we do not accept pets.
CHILDREN
We only cater for children ages 6 years+ . There are no facilities available for infants.
GENERAL
We reserve the right to alter prices without notification. This does not affect any existing bookings.
